We want the application process to be as clear and straightforward as possible. Below are answers to some of the most common questions about applying, move-in requirements, and community policies.

What are the income requirements?

Applicants are generally expected to show verifiable monthly income of about three times the current rent. Each application is reviewed as part of the overall screening process.

Applying & Approval

What proof of income is required?

Applicants are typically asked to provide recent proof of income, such as pay stubs or other acceptable documentation. Additional documents may be requested if needed.

Does every adult need to apply?

Yes. All adults age 18 and over who will live in the home must complete a separate application and screening.

What documents do I need to apply?

Applicants may be asked to provide:

  • Government-issued photo ID

  • Social Security Number or other acceptable documentation

  • Proof of income

Is there an application fee?

Yes. Each applicant is responsible for a non-refundable screening fee, which covers the application and screening process.

What factors are considered during screening?

Applications may be evaluated based on:

  • Income verification

  • Credit history

  • Rental history

  • Background screening, as permitted by law

All applications are reviewed in accordance with applicable laws and fair housing guidelines.

Move-In & Residency

What payments are required before move-in?

Upon approval, move-in costs may include the first month’s rent, last month’s rent, and a security deposit. Exact amounts will be provided at the time of approval.

Can I rent out the home or buy it as an investment property?

This community is intended for owner occupancy, and approved residents are expected to personally reside in the home. Subletting or non-owner occupancy may not be permitted.

Does everyone living in the home need to be approved?

Yes. All occupants must be disclosed and approved by management in accordance with community policies

How many vehicles are allowed?

Each space generally allows up to two vehicles, subject to available space and community rules. All vehicles must be properly registered and have current tabs.

Parking, Vehicles & Utilities

Are car repairs allowed on site?

Major vehicle repairs, inoperable vehicles, and ongoing mechanical work are not permitted on the premises.

Can I operate a business from my home or space?

Running a commercial business from the property is not permitted if it creates additional traffic, parking, storage, noise, or other disruption to the community.

Are utilities included?

Residents are responsible for applicable utilities, which may include water and sewer, in addition to rent.

Screening & Nest Steps

Will you discuss my screening report with me?

We are unable to discuss the details of screening reports. Applicants will be notified of the approval or denial status and provided any information required by law.

Is the application fee refundable?

No. The screening fee is non-refundable, regardless of the application outcome.
